SERA IQ was envisioned and built by principal investors with 25 years of experience in private real estate and private equity: acquiring, structuring, financing and operating assets, and raising the capital behind them.

Over those 25 years, the team behind SERA IQ has directed billions of dollars in transactions throughout the U.S., across hotels, office, retail and land, from single-asset deals to portfolio financings of more than a billion dollars. They have sat on both sides of the table: as the sponsor asking for capital, and as the partner deciding where it goes.

They built SERA IQ because the tool they needed did not exist. Every raise required the same weeks of research: which firms back comparable deals, which firms were paid to sell the last ones, and the state of the market. SERA IQ performs that research from the official record each week and shows the evidence for every answer, to the standard an investment committee expects.

What SERA IQ is

SERA IQ reads the official record (SEC filings and data from U.S. federal agencies, the Federal Reserve and international bodies) and addresses four subjects from it: capital sources for a raise, comparable raise performance, the record of any firm or issuer and its changes, and the market drivers around them.

For sponsors and developers raising equity and the placement advisors beside them, for family offices and investors weighing a sponsor before they commit, and for the attorneys and analysts who check the record.

SERA IQ is a research service. We do not solicit, introduce, recommend or arrange investments, we are not a broker-dealer or investment adviser, and we are never paid on a transaction.

Operating principles

Methodology

No AI model chooses or ranks the firms on a list: each list is built by fixed rules applied to each firm's own SEC filings, and the same raise returns the same result from the same data on the same day.
Each filing's page shows the people it names as filed with the SEC: name and title, with the city and state of the address the filing gives, never a person's street, ZIP code or phone number.
Every figure names its source, and every figure from a filing opens the filing it came from.
A raise filed several times is counted once.
Every export is marked to the subscriber's account.
The raises you describe and save are not shown to other subscribers and are never sold, and Facto Global LLC and its affiliates do not use them for their own raising, investing or outreach.

Sources

Not a single database: SEC filings, fund registrations and official statistics from U.S. federal agencies, the Federal Reserve and international bodies, connected and counted by published rules. New SEC filings arrive every business day; every other source updates on its own schedule, with its date shown.
